I’m a realist by nature although my glass is always half-full. I try to be optimistic but I never fluff up the truth. And the truth about real estate nationwide and Steamboat Springs, Colorado over the last few years has been rough.
Today however, something changed with real estate in Steamboat Springs. Nothing earth shattering and you won’t read about it in the local papers. You probably won’t even hear Realtors talking about it over the water cooler. But this news about Steamboat Springs real estate is noteworthy. Today, as I browse the MLS (Multiple Listing Service) which I do about once an hour, a trigger went off in my head that tells me something is different. The amount of new pending properties and those types of properties that have recently gone under contract are telling me that more buyers are buying. Some properties that have been on the market for a long time are now pending. Here is a list of the properties that I’m talking about:
There’s nothing too special about these properties. I would not consider the asking prices “great deals”.They may in fact sell as great deals, but they are all just nice properties that are well priced. And they are at all price ranges. So this broad activity does not mean that it’s just second home owners from Texas looking for deals. This is a wide range of many types of Steamboat Springs real estate.
Have we hit the bottom? Yes, and no. And that’s a hard question that we really only know the truth after we are looking back at rising prices. But I can say that if this activity continues, we have entered a new era of consistent real estate transaction and a lot less highs and lows.
