Do you have a 4th grader this 2015/16 school year? If so, your family is eligible for a FREE pass to our nation’s outstanding National Parks!

The program is part of the “Every Kid in a Park” initiative to get all children to visit and enjoy the outdoors and inspire a new generation of Americans to experience their country’s unrivaled public lands and waters.

As of September 1st, every fourth-grader in the nation will receive an “Every Kid in a Park” pass that’s good for free admission — for them and their families — to all of America’s federal lands and waters for a full year. Students just need to sign up online and they will then get a voucher that grants entrance to the student and a carload of passengers to federal recreation areas for one year.

Pro Challenge Schedule of Events & Closures for Steamboat Springs

For the 3rd time in 5 years the professional cycling race, the USA Pro Challenge or “America’s Race” as it is affectionately known as, will be in Steamboat Springs, CO. This time the race kicks off in Steamboat with a circuit competition through Routt County agricultural country on Monday the 17th. On Tuesday, Stage 2 kicks off with cyclists starting in Steamboat, heading over Rabbit Ears Pass and continuing on for 115 miles until they reach the Stage 2 finish at Arapahoe Basin.

But in true Steamboat fashion, we are not waiting until Monday to get the party started, oh no. Our lil’ resort town will be gearing up for the race starting Saturday, August 15 and continuing through the weekend with festivities and free concerts.

7:30am Go Ride Steamboat-Steamboat Ski Resort Base Area 

Open to all ages, Go Ride Steamboat is a fantastic way to experience the course the pros will be riding! Participants can choose to ride one of two distances – 25 or 52 miles of gorgeous roads and finish under the official Pro Challenge truss!  More info »

Open to the public, high-five your favorite riders and hang-out with Phil and Paul during the Opening Ceremonies and Teams Presentation of the USA Pro Challenge.

While May was the best month for gross sales of Routt County real estate thus far in 2015 at $47.6M, that is down -15.67% compared to May 2014.  103 transactions were closed in May down -15.57% compared to the previous year’s month of May.

Steamboat Springs’ real estate market is currently having some ups, some downs and lots of seasonal influence like in high-end condos. Take a look at current absorption rates for condos, single family home and townhomes. The absorption rate is the rate at which available properties are sold within a given period of time in a particular real estate market. A healthy real estate market has about 6 months of inventory. More than 6 months we consider to be a “buyer’s market”, less than 6 months is a “seller’s market”.

National Real Estate Market

U.S. home price increases slowed a bit according to the April 2015 S&P Case-Shiller Home Price Index. The national index rose 4.2% in the 12 months ending April 2015 compared to 4.3% for March.  The 10-city composite gained 4.6% year-over-year while the 20-city composite gained 4.9%.

“Home prices continue to rise across the country, but the pace is not accelerating,” says David M. Blitzer, Managing Director & Chairman of the Index Committee for S&P Dow Jones Indices, “Moreover, consumer expectations are consistent with the current pace of price increases.” Blitzer is referring to a recent national survey published by the New York Fed which showed the average expected price increase among both owner and renters is 4.1%.

Pending home sales are 10.4% higher than a year ago, according to the National Association of Realtors. The solid pace of job creation over the past year has given the housing market a boost this spring in all four major regions. In May, however, interests rates rose on 30-year fixed loans from 3.6% to 4+%. Higher interest rates combined with rising home prices hurts affordability.

One of the coolest things about summer in Steamboat Springs, CO is the abundance of free live music. From Howelsen Hill’s Keepin’ It Free Steamboat Summer Concert Series, to Music on the Mountain at Gondola Square, to Music on the Green at Yampa River Botanic Park and countless places in between, there is no shortage of music in this town. In fact, it is these cultural opportunities that got Steamboat confirmed as one of America’s 20 Best Small Towns according to Smithsonian.com.
